Selling A Home
Selling a home can sometimes be an overwhelming experience and, oftentimes, home sellers do not know where to begin. At Prudential Preferred Realty, our professional real estate agents have access to an extensive supply of programs and services that can make selling your home easy and stress-free. From cutting-edge technology to important market data to professionally photographed visual tours, we make it easy and convenient for buyers to find and view your home.

The Selling Process
1. Find a Real Estate Sales Associate
The right real estate agent can make selling your home a stress-free experience. If you don't already have a trusted real estate sales associate, try using our Agent Compatibilitytool that will pair you with an agent who best fits your personality and goals. All Prudential Preferred Realty's sales associates are equipped to help you through every stage of the home selling process.
2. Establish A Price
With extensive knowledge of the Pittsburgh housing market, your Prudential Preferred Realty sales associate will work with you to determine the best price for your home. First, your real estate agent will perform a Comparative Market Analysis (CMA) for your area. A CMA evaluates the prices of nearby homes that have been recently listed or sold. By knowing what similar homes in your area have sold for, you can more accurately determine the right price for your home.
3. Prepare home for Sale
Small changes can make a huge difference! Put yourself in the shoes of the buyer… what would you want to see and, of course, what would you hope not to see. Fix any small, yet noticeable problems, such holes in the wall, torn window shades, or burnt-out light bulbs. After a walk-through with our Prudential Preferred Realty sales associate, he/she will give you more recommendations to make your house ready to show. 4. Market Your Home
There is much more to marketing your home than just than putting a "For Sale" sign in the front yard. Prudential Preferred Realty sales associates aggressively market your property by placing your listing everywhere that prospective buyers look. We use a variety of marketing tactics, such as professional photography, virtual tours, and professionally written descriptions to create your home's profile on the most popular real estate websites, including Trulia, Zillow and Realtor.com.
5. Negotiate Offer
Once an offer is made on your house, your Prudential Preferred Realty sales associate will notify you and schedule a time to review the offer. Keep in mind that the offer price is only one factor in the transaction - you will discuss many other terms and agreements during this process, including hand money deposit, possession, financing, and inspections. Don't fret! Your Prudential Preferred Realty agent is an experienced negotiator and he/she will help you get the best offer and terms for your home.
6. Official closing
During the official closing process, your Prudential Preferred Realty sales associate will be in touch with both the selling agent and the closing company to make sure that all necessary documents and exhibits are collected. The settlement company will complete a title search to ensure there are no liens or claims to the property.
Remember that Prudential Preferred Realty is with you throughout every step of the home selling process. With 19 offices in the Pittsburgh and Southwestern Pennsylvania area, our team of experienced real estate professionals are ready to help you sell your home.
